Development Review and Zoning

The Current Planning Division is responsible for development review, zoning administration, and mapping and graphics.

We’re the people to call if you have questions about:

  • The zoning designation of a property
  • What regulations apply to that district (permitted uses, setbacks, height limits, etc)
  • If there are any special overlay districts that may apply to a property
  • Subdividing a property or joining two properties together
  • The sign regulations for Champaign
  • The Historic Preservation regulations of the Zoning Ordinance.
  • Anything regarding annexation

Approved Plant List for the City of Champaign Zoning Ordinance

When putting plantings in buffer yards which are required by the Zoning Ordinance, the City has a list of pre-approved plants which work well for the purpose of buffering and are generally considered hardy for this region.
